I ran this by the "general" forum, but wanted to put this over here to maybe get a different set of eyes on it...I'm considering a possible industrial property that's for sale.

I ran through the house with an inspector and a contractor to get an idea what we were in for and figured overall we needed to put about $50k into a rehab (this includes contingency $ just in case).

When I ran the comps it penciled out very well.

But I ran into people doing what I was trying to do and talked talked talked.
