I am in town looking at infill lots for our floorplan and build to rent product offering. looking to connect with anyone who is here and can meet us at some of the lots. we specialize in affordable housing units for rent and resale and build on scattered site infill. looking at the greater tampa metro with 5-6 counties all together. please send me a message if so while we are down here I have some questions mostly relating to utilities, frontage requirements, setback requirements, typical build times, and areas of most interest. we do this in Columbus Ohio right now but aren't seeing a lot of interest from institutions which is our main target. 

Can someone please provide advice as to where I should start my search for an institution to provide my HELOC?  

It's a forum with very experienced passive investors where opportunities and sponsors are discussed and vetted extensively and LPs get favorable investor terms (and opportunities with institutional grade sponsors) due to the group investing at scale.  

An institutional investor or a hedge fund is going to want some cash down.

But if you're buying from normal sellers (i.e. not banks or institutions) you can use the inspection to justify a resolution of unacceptable conditions and have them fix a few things or get a price discount.On fixers, they likely won't give any discount, but it's also very important to know what you're getting into.

If you are not a big box institutional lender with billions of dollars from capital partners behind you and you are a Private person with 5 million to put to work in the lending industry, would you just lend that money to anybody?
