Areas like Clear Lake, Webster, League City, Friendswood are my current area of focus due to reasonable price to rent ratios and good school districts.My target property is a 3/3/2 home in the B/B+ range, with rent in the $1500-1600 range.

My time is valuable, and I'd appreciate it if you didn't waste it.Becoming a successful lease option investor isn't like the co-ed softball league where everyone makes the team.... it's more like trying to join the Navy Seals.

I was told North Houston is a high end neighborhood, avoid East Houston, and Pearland / League city are decent areas of South Houston.

I never went to a REIA here in NYC because I figured I never would be able to invest here either way and the big players are way beyond my league.

All my leases read lessors as my company, their assignees and heirs for league purpose.
