Since you have cupping instead of crowning the swelling is coming from excess water on the bottom of it.

For a rental, your kitchen numbers seem high (I usually spend slightly more for flip Kitchens, with granite, crown molding, soft close cabinets, tile backsplashes etc) appliances seems high (you can get a full stainless setup for $2000 or less). misc "fixtures" seems high, what is included in this?

I just moved to Wichita and used my VA loan to get a duplex in Crown Heights to house hack. 

The kitchen was remodeled, new appliances, granite, knocked out part of LR wall for open-concept kitchen/LR, tore up carpeting throughout to reveal hardwood floors, installed LVP in 1) kitchen and 2) den-turned 4th BR, upgraded toilets, painted entire house including pine planks and paneling, and crown molding,  installed sliders to backyard.

What you know about putting crown molding on a 100 year old irregular plaster/lathe wall? 

The interior has been renovated (crown moulding, all new appliances, tile backsplash in kitchen.

Lot of vacancies, has a sort of ghost town feel in the town square, competition from Crown (my guesses)

I also like to use crown molding at least in the living room/family room areas and master bedroom also. 

There are not many patches of undeveloped ground left, it really feels like a boomtown right now.So, I totally get millennials moving here especially for the purposes of raising a family, but Denver definitely holds the crown for all of the downtown amenities 😁, our downtown is still lagging behind, and we aren’t even in the same conversation when it comes to the music scene.But.......our beer holds its own 😜
