Upon giving of such notice of terminationthe Purchase Agreement shall become null and void, and of no further force or effect and the Initial Earnest Money Deposit, together with any interest earned thereon, shall be immediately returned in full to the Buyer.In the event Buyer shall have satisfied itself with the condition of the Property prior to the expiration of the Feasibility Period, or any extension thereof, then the Buyer shall (i) give written notice to Seller waiving all objections to the condition of the Property and its intended use and (ii)shall then deposit the sum of X Thousand Dollars ($X) with the Title Company as Additional Earnest Money within three business days of the expiration date of the Feasibility Period, Thereafter the Earnest Money and the Additional Earnest Money, totaling X Thousand Dollars ($X), shall become non-refundable to Buyer except for any default of the Seller.Hope that helps....

The funds show up in my account in just 3 business days and my tenant never needed to know my bank information.This works out well for me as I am actually working out of the country and no in person paper transactions are required.

Have your end buyer deposit 25% of the purchase price in non-refundable escrow 2 business days before the closing.Make a deal with your HML to be on standby in case the second closing does not take place.The "pain" of the 25% loss is a virtual guarantee that he will close as planned.
