I noticed other companies charge the owner a fee like a $100 admin fee or something if we take over a property with a tenant the owner put in place and then have to evict them after a month to two later.

Also getting those top of market rents usually requires a relatively recently renovated property with a new tenant in place and having a PM who will make sure to put in the allowable requests for rent increases in a timely manner.

I saw in the post above that it appears sponsors put in almost $3M.

Were issues with any of these items brought to your attention before the tenants put in maintenance requests?

hello, I am under contract for an apartment building, and I will be using seller financing, and this is my first time doing that.can anyone offer any advice on things to look out for or special provisions to put in the contract or to avoid in a seller finance deal?

How you buy/control them are.All deals are made up of two things: 1 - Cost to the buyer/REI (this is ONLY the cash they put in).2 - Terms of the deal.

CA doesn't recognize series LLCs, so yes, you would need to be careful with costs for any structure that you put in place.
