the cap doesn't really matter but the slope of the cap that matters.when we chase CRE basically we are trading the spread between 5Y bond and cap rate.This is same like buying stock, buying at 40 or 300 doesn't matter if we don't know the context, so in stock going up is better; with CRE what matter is the width spread between SOFR/5Y and fair cap rate.

Looking at medium or LTR options, 2/1 or 3/2 value-add in a fast growing, "affordable" college town with a median price 310-450k that also has some good industry (1-2 corporate campuses that can draw job growth, academic hospital with a big travel clinician pull, etc).

If you just want the best cities and dont plan on being there to oversee, I would look at medium sized cities with low property tax rates and high job growth.
