I would consider 12-18 months short term in a buy and hold investment.  

Also, as both NC houses are paid for, is it a better idea to simply cash flow post-rehab or sell? 

It kind of messed with the whole idea of women supporting women.

Through that experience, we didn't get the full picture of their services outside of leasing, but we were able to get a general idea.

Credit unions are not in the mortgage business - so on unique situations including househacks you may be more likely to come across issues during the process.Either way, once you have a property under contract, speaking with various lenders will give you the best idea. 

I tried filing a claim with 3 different different insurance policies I hold.

HOA is about $400 a month and I need to cover 2 years property taxes and back HOA to keep foreclosure at bay while holding or until a sale.
