These people are in it for the long haul, and would rather have the monthly passive income than trying to churn their capital more times in a year.

I should have a better understanding on who my tenants are by this time and whether it is worth keeping them for the long haul. 

In the past, we have even offered moving boxes (including wardrobe boxes), 3 mil thick garbage bags and paid for disposal of the garbage, and even a couple of moving guys and a u-haul truck with driver.

So the tenant placement fees with JWB are actually less expensive many times when analyzed over the long haul. 

Even if you need to borrow a bit extra to make it happen, having the unit in good shape and rented to folks that don't give you a hard time will be a financial boon in the long haul.

Our cats being older basically eat and sleep and cuddle up and occasionally bat a cat toy around and that's it.
