Not many plans for any CapEx here any time soon unless something breaks, but even then I wouldnt need the nicest appliances since its always a 60 yr old mobile home with an addition.

Type of property: Single family home, manufactured home, RV/trailer, multi-family (specify unit count), mixed use (specify resi v commercial unit counts and approximate square footage distribution between the two), hotel, casino, mobile home park, other (specify).Looking at multifamily, 3 or 4 units preferred but the right duplex might be fine.

The owner has terrible records and even if he did they wouldn’t be very helpful since he bought the park with only 4 mobile homes on it a few years ago so financials would obviously be of no use because he has brought in a bunch of homes.-40 MH lots-8 RV lots-city water/sewer billed back to tenants-individual gas/electric meters direct billed to tenant-30 occupied MH’s with 22 of the homes with notes, lot rent $395-3 RV’s on MH lots at $300, tenants pay all utilities-8 RV’s with lot rent of $300, long term and tenants pay utilities-7 vacant MH padsAgain, the seller has basically no financials.

Good morning, personally I am heavily invested the muskegon market,  yields and cap rates are all in the investors favor, rents continue to climb, demand is crazy high, resulting in higher valuations,  which is having me consider selling some of my multi units to raise capital to get into mobile home parks.
