I work for a so cal brokerage, so I might be a bit biased, but as I've been working there and talked to other CA investors, there is definitely some strong delayed gratification built in despite the challenge to cashflow.

The courts are bias towards the tenants - if you ask for rent or any money the tenants will say the property is in bad condition and the judge will ask for inspections to stall the process.

My opinion may be a bit biased because I was born and raised here but I think there's lots of opportunities for investors in this market.I've been working with out of state investors since 2013 and they seem to love it here!
