I am biased toward DFW since I live here but I like San Antonio too.

Am a broker, so am biased. 

I work for a so cal brokerage, so I might be a bit biased, but as I've been working there and talked to other CA investors, there is definitely some strong delayed gratification built in despite the challenge to cashflow. 

Getting biased options from ostensible experts with a vested financial interests isn't wise.

Take emotions and personal biases out and make your decision on objective economic and demographic fundamentals.

An architect that understands investing (even better if they invest themselves) is a huge asset to a team and is under rated IMO (i know, obviously a little bias haha).

The scores themselves are not a valid prediction of paying rent and there's strong racial and gender bias baked into the score.

The courts are bias towards the tenants - if you ask for rent or any money the tenants will say the property is in bad condition and the judge will ask for inspections to stall the process. 

My opinion may be a bit biased because I was born and raised here but I think there's lots of opportunities for investors in this market.I've been working with out of state investors since 2013 and they seem to love it here!
