@Pearce G. 50/50 profit is by definition his incentive; if your contractor isn't a math person make sure to walk them through a sample deal; and once you find the home you want to purchase go through the costs and expected profit; and show how his share of profit goes up/down depending on changes to the renovation budget, and how much your weekly holding costs (intrest/taxes/4 homes a year pace vs 5 homes a year pace/etc) affect how much you all earn.

I look at his samples (obviously I know what I am looking for), and ask him if he could beat HD price by 10-20%, or if on the same price but free install, i'll use his/her company, with a clause that his cabs are better than his samples.

With 0.67 mortgage/rent ratio in CA ,renting is cheaper.My previous sample is if the buyer would like to buy anything inside renting, the condo is becoming much cheaper now, price that used to be $650k now it's only $450k.

PM says that they can just encourage the tenant to buy renters insurance thats the extent  of what they can do.I also spoke to my insurance company and they said they don't cover personal belongings.I am really confused here, you mentioned that I can add the renters insurance requirement in the lease but my PM says that they can't coz its illegal.Is there a sample lease copy that you have that might help me understand this little better?
