If the market stays, people will rent storage spaces, because they still accumulate things. 

Accumulate the cash and investments now, retire (by my standard), and work the land.

Let's say homeowner accumulates $5K of equity over the first few years, so now: $100K house, $10K total equity, $90K outstanding balance, $10K to go before reaching $20K equity and removing PMI (which hasn't changed).

So, I think it's awesome that you've accumulated 11 units in such a short time and are not losing money. 

If you use the HELOC and leverage more with cash out refinance, you can accumulate a lot more with BRRR strategy.

It seems that the 30-year loan would give me cash more quickly, which could then be used to accumulate enough for another down payment for another home purchase  in the not-too-distant future as well as to further prove to lenders that my income is substantial and stable enough to be able to pay back a home equity loan.Anyway, hopefully I didn't muddle things up, confuse facts, or not present enough details.  

The only issue is that it comes with an ancient lien from the city from 1992 that has been accumulating up to the tune of about 1M.
