Now, if you had a total PV of $10M, and all the properties involved had Positive CF, what could/should that new CF be.Although you may not like debt, that dislike is what's holding you back from that magical $15k/month CF you want. 

My guess on your folks long term success would simply be the magic formula of rising rents over time, reducing debt (and increasing equity) as your tenants pay down your mortgage, and in, many areas, handsome price appreciation....Over the long haul it has been an effective formula for many investors even if you can't articulate it (the home prices and rents have just gone plain gone up over 30 years...)Best of luck Philip....

The targets also see our listing so they call us to see who's legit.They use the owners name in the ad, and an IP phone number (like from Magic Jack) that you can program yourself or change as soon as anyone gets curious. 

People are doing it and they are not using magic.  

I was in a new development yesterday where they are clearing land for over a 1000 new homes, some waterfront, less than a 2 miles from Magic Kingdom..

I use a magic jack and its 30 bucks a year.

This lets me see my competition, and what is really a comp and what is not (magic of a good photographer hides a LOT.)I am only on my second project, but I have no idea how or why people do this without getting your license.
