When you get into large balance commercial contracts you tend to have commercial attorneys redlining a word doc with changes back and forth until a final document is ready to execute for a purchase and sale agreement.Your real estate agent/broker and the sellers real estate agent/broker are NOT,NOT experts when it comes to legal language.

MPC staff will most likely recommend an office zone for the site.

As an example Cardiff may have 200 registered solicitor practices with a dozen being located within a square mile of the capital and of these only 4 have more than 200 staff.

The issue is that on paper its easy to draw up, in practice much harder to execute.

They have a  duty to theit client to get as much money for the property as possible (Or a duty to execute the transaction as they see fit, it may not necessarily be fore the most money).One of the biggest jobs of a real estate agent is the negotiation process...so being upset with the agent on the other side of the equation is really not realizing the role of everyone involved.
