As an investor, the numbers seem to be the easiest way for me to check if things are going well although I understand the bigger picture is more complex than that.

I don't think it's necessarily true that TVs come with stands anymore - it seems like wall mounting is the standard for most people.

It's much harder to deleverage in a 1031, but you're in a good enough equity position that doesn't seem like it's a top concern here

Honestly, those numbers you are throwing out there seem quite inexpensive. 

Seems expensive. 

On one side, it seems to involve a decent amount of expenses/high cut out of the agents profit.

Obviously land and new construction, specifically FHA construction, is not popular these days so it seems to be extremely difficult to locate anyone with sufficient expertise or specialization in this area.

While it may seem like a simple concept, it's actually a very complex process that requires significant documentation as well as specific methodologies.
