However if I am able to apply what I have learned so far, learn more as I go through the process and hopefully establish some relationship with a hard money lender, monetary value will be irrelevant.

It sounds like from your post your relationship did evolve to a bigger level than a normal coaching mentor relationship.

When that stops happening on their end, the relationship needs to change. 

A trusted relationship with a really skilled team in the market of your choice can be invaluable. 

For the last ~5 years I've had a great relationship with a local bank in Houston. 

Interacting face to face with other investors will help tremendously with forming those critical relationships to aid your progress.

Again, you ideally know them beforehand with proof of an existing relationship.
