Hey has anyone in philly ever signed a “mutual dissolution of lease” with a section 8 tenant?

I know the basics of contract assignment and read about Joe Mccall's course on assigning Lease/Option contracts and watched his YT vids and my curiosity is piqued..Is there anyone in the greater New Orleans area doing this and has some helpful advice for a new kid? 

This required lead time could be longer if it is dictated by their lease with the landlord.  

You can do a straight rental, lease option etc...

And don't get complacent with yourself.Background: We do a lease-sublease model (we pay landlords rent, then we furnish it and sublet it back out for the spread).

My tenant of 3 years is interested in converting his next lease renewal to an owner finance purchase and I was hoping someone might have some examples of what they've done in the past.

If it takes you more then X time to turn and rent a unit then you should waive Y amount of leasing fee. 

As someone who owns seven Airbnb units and lease/manage an additional six, I say stay away from them. 

They are young and desperate to move and willing to consider a 2-year lease for 50$ less as well.
