They are able to find "good" tenants quickly (they put prospective tenants through an intense pre-screening process) and they do an even more outstanding job managing the tenants/ properties for you so that you can focus on other important things such as your next investment, family or whatever.

He has insurance coverage for 10x more than his net worth, so I fail to see how an LLC (and the cost of maintaining it/them) provides any additional value here.Series LLCs have not been tested in court yet, so no telling how they will stand up in the event of a lawsuit.

I'd give notice to the apartment, SO the grandma and mom know also, that you found noticeable use  of pot the (ODOR), paraphernalia left ( the pipe), and the woman just exiting the laundry room, when you went in.That this type of behavior is not permitted on the premises and it could jeopardize the tenancy of all.Get a Crime Free/ Drug Free addendum and have all on lease sign it you can add that at any time if you don't have one already.If you leave this unaddressed likely it will just be tested again.
