My remedy was not to use an LLC for my In State or Out of State properties, but perhaps you feel that is not an option in your situation.

Generally speaking if you have a problem (mold, meth, etc) and you have it professionally remediated, you don't need to disclose it. 

Your rents are low and may go down as well.You buy a 10k property in a crappy neighborhood and the amount of rehab you have to do is probably in the neighborhood of 60k- 70k or more (roof, furnace, wiring, plumbing, mold remediation and other things to bring it up to code).

In this particular case I believe that remedy here is a QCD. 

I was planning to just try and remedy this myself, but now an having nightmares about a tenant getting sick and facing a lawsuit.  

I asked the seller to hire a mold remediation company to minimally assess the mold, if not remove it. 

Knowing it had black mold before I asked a mold remediation company to come and see and they confirmed there is no mold here anymore and they could spray it with funny stuff to keep mold at bay in future.

There may be necessary remediation from the damage they already did, but treatment doesn't make sense.

The dept. of health has sent us a notice to remediate the lead paint issue within the next two months.  

Buyers were happy with the remediation.
