Cost is $599 to handle the 3 day notice, serving the unlawful detainer paperwork, and all the filings.

If someone is experienced, we'll usually go up to 85% (maybe more) of the purchase price and up to 100% of the rehab cost, but we're going to limit it to 70%-75% of the ARV (As Repaired Value) for flips.

I'd be willing to bet the cost of repairs will be a lot higher than just the roof. 

That being said, it's probably not necessary in this case and will likely add cost and time.

No lender offers 100% for everyone so there would be major caveat to that. 100% of rehab costs are normal.

Selling costs and marital status are also considered.

In addition low cost markets do not add much value for rehabs.
