Since I became a realtor but still have investor blood in my vain. sometime it does not make any sense to pay 6% when you do all the work and even price it right for your realtor to sell already.For highly educate clients such as investors.

I start advertising when I know one is coming up, then show a nicely kept one ( with an agreeable tenant, i do something like a new screen door or something nice for them) so I can flip it asap.

I realize that my quality will go down with the renters also but I also know that if I screen correctly that I can find some good section 8 tenants.

You have no way of knowing the whole story with them renting the unit because you didn't screen them yourself.
