We got very luck as we bought just before the boom and sold our 126k house for 210k. we upgraded to a 310k which is nearly triple the sq footage and has a real garage... oh man is that nice. our old place was a mere 600sq ft. tight for 2 adults with 2 dogs...

I stepped away from enabling an adult not to hit the rock bottom they needed to hit in order to make their decision to change.

I grew up on the Bay Area (Hayward) and then as adult made my home in the Springs for almost 20 yrs so small world!

I also bought a bunch of adult DVD's and printed out some advertising on labels and put them on the jacket of the DVD's. 

She doesn't have documentation from a physician because the dog is still in training but she's sure she can get it.Between the two chihuahuas, a service dog that isn't (yet), a father who lives in her garage while waiting for senior housing to come available and is a smoker (there's no smoking anywhere on the premises), an adult son and his maybe-fiance ("who are trying to get their own place"), a 14-year old, and a long-haul trucker husband, I can only imagine what the home would look like with that crew in place. 

The second lady... so it is normal for a parent to contact you first for an adult in their 30s to rent from you?

As I learn how to do this whole "adult-ing" thing, I appreciate any tips or comments in order to help out during the process.
