Ensure it's a high grade product, "Water PROOF" (not water resistant which many are) and I also caulk along the bottom edge of the trim/baseboards so if water splashes/leaks you'll see it on the floors as it pools up. 

Then use 1/4 round to trim out and you're done.

TL;DR:Decided it was fair to keep deposit of $770 for 5-year tenant for no cleaning, large scratches on floor and trim, hooks in walls, satellite dish installed on roof, and large stain on deck. 

You made some odd choices, like painting the very dated trim and chair rails in the living room instead of removing it.

Needs the trees trimmed.

Trim out some bad trees and spruce up the landscaping.

The Denver list is pretty easy to trim down.

Part of me loves doing what I'm doing - even when I'm spending a weekend painting trim (which is about the only thing of the rehab I do) or something like that.
