On the other hand, I accepted a triple deposit (some paid in installments over first 3 months of lease).

First I would go buy a GMC Z71 4x4 PU truck SLT crew cab 20" wheels and all the extra goodies 50k cha ching so now we are down to 130k so next I buy my wife those new triple pane windows for the crib she has been wanting 22k cha ching now down to 108k so next I buy a master bath remodel 18k cha ching so now down to 90k so next I buy those new plantation blinds (must have for new windows) 3k cha ching so now down to 87k  so next my wife has to have a new car 37k cha ching so now down to 50k so next I use 20k cha ching to pay off credit cards and misc debt so now down to 30k so next the kitchen has to be remodeled 35k cha ching OOPS now I am 5k in the hole YIKES.

If you can find reason to request a triple-deposit - go for it. 

I think the rat is the seller, but I would hate to tell a judge, many states the tenant can get triple damages plus attorney fees, it may suck but pay it back or credit it to next months rent if they will.

Those that bought in the Cleveland markets,  6 7 8 years ago, have tripled, quadrupled or more, on top of the 30% net caps.  

My strategy is growing equity for the first 10 years and then 1031 that capital into triple net deals which are truly passive and live off that cash flow.

But all materials have to be flown in or brought by boat which increases everything's cost by $1-$2/lb. when you think of the weight of even a small bed and breakfast and add $2 /lb you are easily tripling the cost of building.
