I would rather see him hands on and understanding the business before he jumps in to funding deals. 500k is not enough to gamble with like that.Call me conservative, but I think rentals are the way to go. 500k will give you a nice start and will teach him about the business.

As much as it is a numbers game, it should not mistaken for mere gambling.

Not the "kiddie" ride.Not the ride that just goes up and down.Not the ride that does a loop and done.The type of ride I am speaking of is very fast paced, can be thrilling, many moving parts, has ups, downs, turns, can be gut wrenching, sometimes the ride goes backwards, sometimes the track ahead falls apart and you need to take or make a detour.Sometimes the ride comes to an abrupt end and you feel empty inside with a thought of "that's it - this ride sucked and the seller info was crap what was I thinking”.Or sometimes the last ride was a total buzz kill and you have thoughts of never wanting to do the ride again.

Anything you do yourself will be doubted - and can you really thrill the difference between a bed bug and who knows what else?

In my mind out of state is a gamble.

If the current landlord has issues with the tenant or is going through an eviction, he’ll be thrilled at the opportunity to get this tenant off his hands and say anything to do so.
