I'm a landlord and I will have a new tenant since my old tenant don’t want to renew the lease, So with this new tenant I want to use the auto-pay debit from tenant's bank account and send it to my account, in order to avoid late payments and stress.

Just that I am not too worried about cash flow...I am not interested in negative cash flow, but given the situation (inheriting a property with no mortgage) cash flow will happen...so just looking to get the entire picture from the tool.

That would cover any screwups, but also incentivize the title company to remedy the situation without making a claim, since it appears to be their oversight that caused the issue in the first place.

Move them out, clean the units up, and place your own tenants at market rate.Any other method is going to create a ton of work and stress, and it probably won't work out well for you in the end.
