Good access to transportation, a variety of positive economic drivers (manufacturing, retail, Govt, info tech, medical, colleges), decent weather, affordable utilities & entertainment, low crime, etc. 

I will also ask them for their driver's license and verify it against the DL number on the form, make sure their spelling of names are correct, make sure their DOB is June 9 and not Sep 6 etc...and ask them face to face about potential issues, pets, their current landlord, references etc...that works for me.

The Fitch DSCR (which is equivalent to a stressed DSCR) is one of the main drivers that determine whether a project is a good candidate for securitization.

The 4x4 road that goes above Convict is beautiful but should be limited to experienced 4x4 drivers only (or better, take a quad or Motorcycle).

@Michael Anderson there are two main drivers.  1) Selling them individually would likely take much more time, and 2) tax implications (I would like to 1031 exchange into a MF property).

Become an Uber driver (that is what one of my newest clients did in order to qualify), start flipping properties, do some consulting work... 

Careful driver, we all can make a mistake, or get in a bad situation beyond our control on the road.

The closing attorney didn't ask who to deed the property to, just asked for my driver's license and assumed I'd be the grantor.
