That being said, many of the smaller towns along the coast and inland have a smattering of multi-family properties, which may be a better choice if you're concerned about school district, etc.

You've got to be smart about it.

Others are minutes away from downtown areas and may make a smarter choice.  

Co-op owners strategically use the board to discourage speculative or absentee choices of almost any kind.

If so, an LLC isn't the best choice.

As a listing agent, I love when unrepresented buyers come directly to me, not so much since I can make more commission, but because I know that buyer is going to pay more and waive contingencies than if they had proper representation....then I convince them what a good deal they got, and how smart they were for not getting another agent involved. 

I'm not overly worried about having to tow them, but something to cover littering/dumping and liability is a very smart suggestion.

You have no choices here.
