i say this not to discourage you from investing, but to help set your expectations properly.my recommendation is always to invest wherever you can be hands-on and in-person. 

Even if you view yourself as a passive investor, I always recommend investors take a hands on approach with their earliest properties as it lays a helpful foundation.With respect to turn key operators, I've personally found their objectives to be at conflict with the objectives of investors like yourself.

My own feeling is it will not do well but I am basing this solely on you describing it as a rough area and never having heard of a successful MTR in a rough area.- I suspect you will be a little surprised at what MTR PMs charge.  

I'm an investor from the NYC area and recently took a trip out to Lehigh Valley, PA to get a feel for Allentown and Bethlehem (saved Easton for another trip). 

I love smart locksNot only does it make it easier for the tenant, but it makes it so much easier for you as a landlordThe worst feeling is showing up to the property to check something to find out you forgot your key lolBeen there, done thatFor smart locks I control the codes.

Personally not a fan of carpet, but you might be able to get away with it in the bedrooms. 

I agree with the value of having three sets of sheets and the improtance of a "cleaner's closet" on-site.If you can, make friends with a local full-service laundromat (well, the person who owns/runs it).
