Even if you view yourself as a passive investor, I always recommend investors take a hands on approach with their earliest properties as it lays a helpful foundation.With respect to turn key operators, I've personally found their objectives to be at conflict with the objectives of investors like yourself.

My own feeling is it will not do well but I am basing this solely on you describing it as a rough area and never having heard of a successful MTR in a rough area.- I suspect you will be a little surprised at what MTR PMs charge.
