You need to check with each lender and see if they have the due on sale clause in the wording.

You'll need to consider DTI for any of those options, which is usually the limiting factor for people as they start to scale. 

There's lots to learn and so much to talk through.

You really don't need a RE license if you're flipping a couple of houses a year.
