Hi I am new to Real Estate investing and would like to learn hands on first from Mentors around Atlanta or Alpharetta area in GA.

If you reach out to others there, you’ll learn more, network, find local deals, and possibly a mentor or even a job in the industry.

Identify your potential mentors and get the knowledge from them.

Some of my considerations were training/mentoring, flexibility in time, commission splits, reputation of the brokerage, and goals that brokerages may instill on their agents.  

I am fully intending on outsourcing as much as possible, and am even considering turn-key solutions to get my feet wet (although I really do not know if they are a good deal or exactly how they work).Right now, I am focusing on (and please tell me if I am missing something)1) How to locate a "good deal"2) How to evaluate if the deal is actually good or not3) Find like minded people in my city that I can learn from or bounce ideas off of (mentor?)

If you don't know where to start, I suggest taking the time and invest in your education or find a mentor that can help you now.
