He gets way into the weeds on ALL of the costs involved in buying, holding, and then either keeping (if he BRRRRs) or selling (if he flips.)  

There are many benefits with section 8 in order for the tenant to be placed in one of my properties they go through a process with the committee then when living in the property they need to abide by lease rules and keep the property in shape, if major damage is made or neglect to the property by the tenant they may losE their voucher from section 8, so it’s a very good idea to go this route and food for thought you always know your property is up to date safety wise and livable with annually inspections.

As you can see, because the city is on the decline, the more Urban the area the less likely it is to hold its value, as they are demolishing many more houses than they are building. 

In my condos, I hold: they are pretty new, with healhy equity already, and solid, with no Special Assessment at the horizon.

The one item I see on your list is that you are planning on park owned homes, on paper that looks like a good idea, but I think that gets away from the advantage of owning a MHP. 

These numbers have risen tremendously though and with interest rates it is harder.I like your Galveston idea because of the area and the amount of people that will probably be selling as they see it takes way more work than they expected.
