If Denver is anything like Colorado Springs, we have seen quite the change in prices over the last few years and you will want to be careful to not overpay if prices are still coming down!

We need a responsible person/family that can take very good care of our property as we are not after the money, but want it to be clean and for you to take it as if it's yours.

It is easy to assume, but assumptions are only guesses and often clouded by our view of people.As you are out of state and this is clearly causing you stress, I would suggest talking to a few local property managers to see if they can take over management of the property.Vacancies do cost, though the price someone else quoted is higher than I've ever experienced outside of an eviction where lots of stuff was left behind and the place was not taken care of (both of those were probably $6K once I factored in lost rent).

Any tips for ripping it out?

Be careful!  

Olympic sized pool, hot tubs, on-site restaurant, yoga, pilates, gym, steam, sauna, and management company to take care of it all.

Because a tooth paste cap lodged in the drain is not a covered maintenance issue, they want to charge me $150 to take care of it.

We did not go through probate as remaining properties were taken care of prior to them passing away. 

I think its typical to see 95-110% TIP just matters to me who is actually supplying the money to pay that interest .

With this being a condo, I would also think carefully about how much you will realistically need a PM.
