You never know, maybe you'll get a counter worth entertaining. 

No lender/bank/servicer is going to entertain your offer if it doesn't come from a real estate agent with a listing agreement on a property listed on the MLS.

Sounds like too many variables for me to feel comfortable and if I can't obviously get more for the property than a straight cash deal, it makes zero sense to entertain doing an OWC deal.

I personally am comfortable with buying SFR and small duplexes and so based on my market would not entertain a condo.

Fast forward to today and I got a call saying the owner really needs to sell and would entertain any offers.

The great thing about my opportunity is that there is an aggressive revitalization effort going on in my market, which is really starting to gain traction due to a significant surge in both industry and entertainment over the last few years.

The Illitch's(Little Ceasers, RedWings, Olympia entertainment) have moved 11,000(more) jobs downtown.

For close proximity to San Juan and the tourist mainstays: casino, beaches and other entertainment the Condado area is ideal for a condo, multifamily or apartment but limited on the deals at the moment.   

I would like to establish a relationship with an investor who will at least entertain a deal before I go out and get a seller on contract.
