My inspector also had a mold license and informed us those mold tests can actually be very simple and somewhat flawed as they come in with a handheld machine that senses moisture or whatever.

Prior to the decline in the larger U.S markets rental homes in those areas have not meet your criteria for the past 10-20 years, perhaps your giving away a time machine with each book so that people in Larger markets could buy rental housing.I have never said your way is wrong, in fact I invest that way as well, but you would have a better chance of seeing a unicorn than you would finding a home that meets "Mikes way of renting" in LA or Vegas, or Chicago.

This is also an A neighborhood with C-/D+ property and I have J Scott's book, but he doesn't delve into multifamily over 5 units.Once renovated and updated to 2015/2016 standards with A/C, new windows, new flooring/carpet, renovated kitchens & bathrooms, paint, new decks for upstairs units and new patios for lower units as well as upgrading the laundry room with new or newer commercial grade machines.
