Funny because what you claim to be theory is me describing normal market maturation behavior.

You have publically displayed (via a public forum) the idea and desire to state you are an OO when in deed your intent is to rent it out as a NOO.

If they see shady behavior (i.e. the space they lease being offered for lease without them telling you they are leaving), you will likely lose good tenants and good will.

Think about it, this is when they are on their best behavior and want something from you, namely acceptance.

It was mostly, however, information pertaining to the average income, who the citizens of the town were, their behavior.. etc.  

We have seen tenants without electricity do crazy things, like: use candles for light (resulting in burns to kitchen cabinets, candle wax in carpet, and removal of beeping smoke alarms); run an extension cord from a neighbor's patio to a power strip in which they plugged in more extension cords to lamps, the refrigerator and the gas stove (for the digital display).

Now I know that is not always (or even usually) the case but, I have worked with listing agents that have displayed that integrity and truly were representing the transaction.I myself have put deals together where I used this strategy and when a professional agent/broker can see that by crediting a point or three, the deal gets done.

I've done many deals without using my money, my credit was never an issue in most of my dealings.What can be critical is the perception of others thinking you have good credit, that really is based on your ethical behavior, how you present yourself professionally......again, education is the foundation here.
