When I called her caseworker, based on seeing more beds than names on the lease, I was told to photograph the beds and tell the tenant that I can legally charge her more rent.

So, the gains when you sell are higher than if you inherited at death.  

All the other suggestions about the bushes, new door, planting beds, etc. are spot-on.

My partner and I are differing on which way to do the layout.From my studies, a true 1 bedroom would maximize our rental income.However she believes we should make it all open with a little staircase that leads up to a small bed.

Pick a criteria for ex. like 3bd 2bth 1500 sqft then look at similar houses in the same neighborhood or least within a half a mile with same amount of beds and baths and couple hundred feet within the square footage.

Then I would trim the bushes, clean up the beds, add mulch and some flowers for color.

so my first deal under contract turned out to be a really good deal. 2 bed 1 bath, I got the property for $15000, $200 a month owner finance.

It's a 3 bed/1 bath approx. 1,768 sq. ft.  

The house is a 1960's era split level with 3 beds and 2 full baths, however there was no existing master bedroom.
