The big difference that I saw was in how you market to potential investors, if you are playing in the usual real estate lender/investor space, they may be leery of lending to a blind pool that does not have a specific property.You could take the semi-blind pool position where you give them a model deal(s) that will fit into a theoretical box even though you do not have a specific deal yet.

This is not comparable to the rent increase someone suggested because as a LL we give 30/60/90 day notices before an increase; not showing up with a new lease with changes to price and terms without notifying the tenant and hoping they blindly sign it without noticing.

While the official constable office will not want to send an officer to "have this little talk" with your tenant, the individual constables are not well paid, many are part time, and the constable office turns a blind eye toward individual deputies earning a few extra bucks on the side.
