The turnover costs will probably be higher, but if the rents are good enough to offset it you may have a plan that works well for you.

Can you find something that's a good enough deal and a good enough PM that you can sleep at night? 

Also, I think I may have presented incorrectly -- the units look great when they're made ready -- I live in one of them when I'm in town, and I expect and see that the units are good enough for me to live in when they're made ready.

The beauty of this plan, if all goes well of course, is if I'm making a good enough return, I could hire a property management company to run those buildings and my wife and I can spend time traveling, racing cars, doing whatever it is we'd love to do and still have 6 figures coming in.
