As I recently went to take a tour of the property I noticed that it was almost as if there was an overflow of apartment complexes within that area.

I ended up doing a tour of several dumps per day (since there was a paint can limit) but they were very flexible with non-labelled paint. 

We did end up going to visit the area and actually toured a unit that has the same layout.

However, there are several REI clubs in your area, including one in your exact city, that regularly meet for networking and "field trips" to tour properties in Contra Costa County to (according to their web info) "analyze & calculate holding periods, repair costs, ROI's, monthly cash-flows, profit margins, risks management, property management, and overall property performance."

I toured the home with interest to buy, but he seller was obviously (in my eyes) trying to hide the sticker.

Do you feel comfortable with what you've found online, in the news, on the maps, and the agents tour?

Most seasoned brokers/agents move to the listing side over the years and manage inventory as you can generally only take out one set of buyers at a time unless using a bus/van tour etc.

Currently own 2-units and SFHs all built in the 80s/90s.I toured a 10 and 12 unit building recently and they are built in 1950 and 1970. 2bd and 3bd units. 

Had a lookie loo today who owns a boxer dog ESA i told her to bring to the tour she had an excuse why not but had photos which she also didnt show me.
