The most important parts of this business strategy are 1) Buying rent-ready homes in areas that will continuously filter in high quality tenants with little to no vacancy rate, 2) Having exceptional performance from property manager and, 3) Each home meet the standards set in place for purchaseIf anyone out there is interested in becoming a mentor and collegue of mine I'd reall appreciate it.

Is there any chance the bank would settle for a discount on a performing loan? 

@Brandon TurnerI know you are nationally focussed, but here to your north, in most (though off the top of my heard, I cannot swear all ... some may use notaries as well) provinces and territories a lawyer performs both tasks (title search and close).

I want it for sure and if its an out of state lender or mortgage broker I have never heard of I will check them out.. and in some instance not accept the offer unless they use one of the lenders I know personally can perform and their Prequal letter is worth a Sh$$$  ....

However, the reason why MHPs are considered the favorite asset class to weather a market correction is because they have the ability to continue to perform through tough economic conditions. 

The process varies depending on how you obtain and whether the note is performing or non performing.

That's actually my preferred price area, better performing than both above and below those ranges
