Personally i'm in Denver and BRRRR is not a strategy I'm chasing right now due to the fact I cannot cashflow deals with rates and prices. we are still flipping, developing and buying larger apartment projects (sometimes BRRRR on those) but single unit BRRRR is not a strategy for us, here, right now.

5 or more residential units are considered commercial, 1-4 units residential are considered residential.  

Does anyone have brokers they would recommend working with for smaller (5-15 unit) apartment complexes in the Indy area?

I would continue to save money and just network with people that own the amount of units you want to get to and learn from them!

Per home it goes away with one ac unit, or new roof, or a month of vacancy at each property, especially with unit turns.
