My concern would be if both work, do they leave the dog alone most of the time, and, if so, is it mellow or running around all day on a second floor driving the downstairs tenant nuts.

Becoming a real estate agent might be a  more fruitful ,way to get started.

Some make arrangements for payments to be deposited to an account, the issue here can be that upon death, deposit accounts are frozen at which time you'll need to find his administrator or executor to make a payment.Just because someone is elderly doesn't mean they are nuts, chances are they are more aware of the deal than you are, being an older investor.

I have seen the numbers and I understand why it works, I just don't have the nuts and bolts of it.In a COBOL programming class many years ago, the class material provided the loan amortization formula and it was up to us to write the code to produce an amortization schedule.

Unless you are powering a hospital or a research lab, having the grid go out for 2 minutes per year or whatever is not an issue and having that as a consideration just makes you sound completely nuts.

Welcome to felons becoming a protected class.I can see the regulation if they truly based in on protecting the rights of felons to get decent housing, but by using the backdoor of saying it is racist is just plain nuts. 

It's one of those things that drives me nuts, as I have lost a lot of money to evictions over the years.  

I got back inside, pvc pipe fitting nicely now, I put in the plumber's putty and tightened up all of the nuts on the strainer and voila!  

They want the low hanging fruit and will not pursue the hard cases.
