This is the #1 issue that most of the operators I work with have issues with.A strong maintenance process means you have a CRM with all your people, a basic understanding of rates, contracts in place, and backups. 

I do think the market here is a bit saturated personally & many people I speak with are seeing they are not as booked.

Income-based lending is mostly for people with traditional jobs.

Get great photos, offer similar amenities as people in your area.

If you are doing 4 people, remember to add extra storage in the kitchen and to have at least 2 if not 3 prep areas (eg island and two places on the main counter) and a larger fridge.

I have had people send multiple checks for payments to pay rent but they were still jointly and severely liable. 

I know for a fact other people in this city are leasing out garage suites, basements, etc.

I’m hoping my story will lead to some great connections here and maybe help a few people in the process.

I'd be really upset too, people are disappointing sometimes.

I wanted to see what the experienced and knowledgeable people here may have in mind for this situation.
