Air conditioning went out 7/10 and the house was entered by myself on 7/11.

I don't think we will be looking at a wave, certainly not within the next year but maybe instead a slow leak in the hot air balloon as the next year turns into two.

It is default in the lease that we are responsible for maintenance in the lease.Going forward we are going to have a handyman coming through once a year changing out smoke detector batteries and air filters while also keeping an eye on the property for us.We are working on setting ground rules for future rentals to make sure it is clear.

Now depending on the flood.. the mold remediation can cost some money..and even if it wasnt that bad...since you have to disclose to the future buyer..having that assurance that a certified mold company came in and scrub those studs down or certified that the air quality levels are normal will be good..

Aside from the move, you'll need to figure in the cost for hooks ups such as water, electrical, gas, and air conditioning.

I ended up taking up all the real oak wood floors that were damaged from an air condition condensation line leak and replaced the floors with all new tile throughout all the bedrooms, hallway, dining and living room.

I bought a house that will need a full gut renovation I am just curious to see how much it has cost to put in a furnace, central air unit and full duct work.
