If you think you will go FHA, Conventional, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

I used an accelerator approach: I let him know what fair market rent should be and also reminded him how much I valued him as a tenant and didn't want to see him leave.

Might be worth paying for a list of all MFRs in your area that have been held long enough to have good equity built up.If you can find one of those MFRs, definitely consider house hacking to reduce your expenses and accelerate your ability to invest.
