If you buy a polluted property, it's highly likely that the cost of cleanup is yours.I've represented a few gas stations in Massachusetts, so from experience I can tell you that you'll need a current environmental survey. 

I may be misunderstanding but, if you are serious about investing, I would buy, learn, and gain experience. 

I see ads all over the forums about these guru's BP is interviewing, and how they have to buy these books and seminars.
