I talked to the Property manager and they recently dressed up 3 units that had deferred maintenance - vinyl, carpets, paint, etc.  

New vinyl double pane windows cost less than $200 each - material.Installation is a snap - I can easily do 8 windows in a day.

I painted all of the bedrooms and bathrooms and also removed the carpet in two of the rooms and replaced it with that luxury vinyl click lock flooring.

Sure, if the home has no integrity, just have all the original trim ripped off and cover it with vinyl.

Did the inspection yesterday, there are a lot of deferred maintenance, like the bath tub porcelain chipped off, tiles falling off the wall, carpets and vinyl floors in bad shape, HVAC units outside part got rustic, etc. the main structure and roof, Windows are in ok shape.

Some of my items have 12 week lead times so it takes excellent planning in advance to make sure everything is on time.Ahh how I miss the days of Vinyl windows with 7 day lead times hahahha.
