Try using  the cost per square foot of a similar home, and multiply that by the square footage of your home to get a rough value.

In a perfect world we would love to use homes with the exact same square footage, bedrooms, baths, architectural style, etc. but sometimes we have to make exceptions and make a decision.

My comps are saying the house is worth 122,304 and the price per sq foot is $78 with 1600 square foot being the average square footage with in a 0.5 mile radius.

There are a lot of 3 bed 2 bath comps in the area with same square footage that are trading for around 270K that have finished basements.

If the public record or a past sales shows the number of bedrooms/baths, square footage....
